A steel or timber deck over an open span is usually the single largest heat loss in a commercial building, and usually the one nobody has put insulation on.
Spray foam insulation applied to the underside seals and insulates in one pass, over the whole area, including around every purlin, hanger and service penetration. On a big deck that detail work is most of the value, because it is where a sheet product would have needed hundreds of individual seals.
Access is the constraint rather than the spraying itself. Most commercial spray foam insulation runs off lifts, and the lift time is a real line in the price.
The heritage commercial stock here is masonry, tall, and built to a standard that predates any thought of insulation, which makes spray foam insulation a decision rather than a default.
Those buildings are frequently damp in the walls by design, because solid masonry manages water by absorbing it and drying out again. Sealing the inside face of a wall like that without understanding the assembly can stop it drying inward, and that is a genuine risk rather than a theoretical one.
We will look at a heritage building and say honestly when the right answer is the roof and the floor rather than the walls. Insulating everything is not always the correct advice and on some of these buildings it is the wrong advice.
Every part of a commercial job has a covering requirement, and it is stricter than the residential equivalent because occupancy and area drive it.
Spray foam insulation left exposed in an occupied commercial space is a code failure and an insurance problem. We establish what the covering has to be at quoting stage, and whether it sits in our scope or your contractor's, in writing.
